SMERF

An acronym for Social, Military, Educational, Religious, and Fraternal groups. SMERF groups are typically budget-conscious and flexible on dates, making them ideal candidates for filling need periods and low-demand dates at moderate rates.

Why it matters: SMERF groups fill gaps in the demand calendar. Because they are price-sensitive and date-flexible, they willingly book during need periods that corporate and association groups avoid. They are a valuable tool for base-loading weak periods without displacing premium business.

Worked example: A junior sport association asks for 40 rooms across three July nights at A$135, against a BAR of A$165. Your unconstrained transient forecast for those nights is 74 rooms in a 140-room house, so all 120 room nights fit with 26 rooms still spare — nothing is displaced. The block brings A$16,200 in rooms plus roughly A$2,880 in breakfast at A$24 a head for 120 covers. Taking it costs you nothing you were going to sell.

Common mistake: Quoting a SMERF group the same low rate for a peak-season request that you gave them last winter. These groups are flexible on dates precisely because the date is not the point — offer the same rate two weekends earlier and many will take it. Repeating last year's rate on a compressed weekend is a discount nobody asked for.
