Available Room Nights

The total number of rooms available for sale across a given period. For a 200-room hotel over 30 days, available room nights equal 6,000. This figure is reduced by any out-of-order or out-of-inventory rooms.

Why it matters: Available room nights is the denominator in occupancy and RevPAR calculations. Accurately tracking rooms removed from inventory due to renovations, maintenance, or house use ensures performance metrics reflect reality.

Worked example: Plan a 31-day month on a 200-room hotel and the headline figure is 200 x 31 = 6,200 available room nights. Six rooms sit out of order for twelve days (6 x 12 = 72) and two suites are held for house use all month (2 x 31 = 62). True availability is 6,200 - 134 = 6,066. Sell 4,800 nights and occupancy is 79.1%, not the 77.4% the uncorrected base reports.

Common mistake: Leaving out-of-order rooms in the available count because nobody told the revenue system. The rooms cannot be sold, yet they still sit in the denominator, so occupancy and RevPAR both read low. Engineering closes the room; someone has to close it in the PMS inventory the same day.
